When the seller of this home first reached out to us he was just days away from foreclosure. The bank was ready to sell his home at auction if the late payments on his loan weren't paid off. To complicate matters the seller's father had just passed and left him the home, along with a large amount of missed payments. The seller hadn't even started the probate process to become the "rightful" owner of the house. Due to the poor condition of the property he was fully ready to let the bank take the home and he was going to walk away with nothing.

After our discussion the seller realized that even in the poor condition of the home (it needed over $200k in renovations!) we could still give him an offer that allowed him to walk away with cash in his pocket. We immediately began working with the seller to have the sale date postponed and probate process initiated. We walked him through every step of the process.

We were successful in delaying the foreclosure sale long enough to allow the seller to finalize probate and become the rightful owner of the home. Because of this fast action the seller ended up walking away with over $25,000 for a property he was ready to give back to the bank.
